The Irvine Company started developing the area in the 1960s, and the city was formally incorporated on December 28, 1971. Today, approximately 318,000 residents live across 66 square miles in 22 distinct villages, each with its own character. Named "America's Safest City" of its size for 18 consecutive years according to FBI data, Irvine combines top-rated schools (Irvine Unified ranked #1 in Orange County), world-class employers, and over 16,000 acres of parks and open space. The city was designed by renowned architect William Pereira as a "city of intellect" with villages emanating from the UC Irvine campus. Each village was planned with its own schools, parks, and retail centers, creating distinct neighborhood identities while maintaining consistent quality throughout.

A few of the irvine villages we have Served:

• Woodbridge - Built 1975-1995 around two scenic lakes (North Lake and South Lake). Irvine's most recognizable village with 22 pools, two beach lagoons, and resort-style amenities. Covers 2.65 square miles with four elementary schools, two middle schools, and Woodbridge High School. Many original HVAC systems are now 30-50 years old and approaching end of life.

• Turtle Rock - One of Irvine's first five villages, established 1967. Named after a turtle-shaped rock formation sacred to the Gabrieleño Native Americans. Nearly 20 smaller neighborhoods with diverse architectural styles. Original ductwork in these 55+ year old homes often needs complete replacement.

• Northwood - Irvine's only village developed independently of the Irvine Company. Recognized for century-old eucalyptus windrows framing neighborhoods. Larger lot sizes, no Mello-Roos taxes, and no HOA restrictions in older sections. Late 1970s construction means many systems are 45+ years old.

• University Park - Opened 1966, one year after UC Irvine. The first village built as part of the master plan. Greenbelts connect schools, parks, and retail centers. Original homes from the 1960s-1970s often have undersized AC for today's hotter summers.

• Westpark - Irvine's first Mediterranean-style village with coral-colored homes and terra cotta tiles. Features an "urban activity corridor" connecting to Bill Barber Memorial Park (42 acres) and Irvine City Hall. Systems from 1980s-1990s construction need regular maintenance.

• Oak Creek - Features the Tom Fazio-designed Oak Creek Golf Club and multi-use Jeffrey Open Space Trail. Built around a large drainage feature with trails on both sides. 1990s homes now approaching 30+ years old with systems needing attention.

• Orchard Hills - Irvine's northernmost community featuring grand luxury estates in the foothills among avocado orchards. Newer construction (2010s) with complex multi-zone HVAC systems requiring experienced technicians.

• Woodbury - Opened 2005 with 4,155 units and resort-style amenities including 14 parks, seven pools, recreation center, and tennis courts. Modern systems but now 20 years old and reaching the age where maintenance becomes critical.

• Stonegate - Built by Irvine Pacific starting 2011 with seven green parks and community amenities. Stonegate Elementary earned a Blue Ribbon in 2019. Systems now 10-14 years old approaching first major service intervals.

• Great Park Neighborhoods - Developed on the former El Toro Marine Corps Air Station (closed 1999). Features Beacon Park with its own K-8 school. Modern construction with efficient systems but varying ages as development continues.
